Property Valuation Specialist
Lyman owns and manages Collateral Review Service,
a quality assurance organization specializing in property valuation and
ancillary services. Banks and mortgage companies across the United States have used his training programs
to teach platform staff and various management personnel to recognize risk in appraisals,
conduct third-party oversight, and judge reasonableness of the appraisal's value estimate.
During his career, Lyman has helped national organizations and smaller, community based lenders
with compliance reviews, performance monitoring, property value verification, field reviews, and
risk oversight functions.
Appraisal Review Training
Lyman has integrated his knowledge
of mortgage appraisal standards and governmental regulations into training programs
and seminars designed specifically for personnel assigned to quality assurance areas.
His training solutions include modules for single-family residential appraisal review,
mobile-modular-stick built homes, addressing the homeowner's concerns over a low valuation,
understanding the appraiser's responsibilities and limitations, and other related topics.
Over the past 18 years, Lyman has provided these training solutions to both national and regional organizations.
Automated Appraisal Review
Lyman has designed, developed and launched web based, automated
appraisal review programs. The third generation of these programs includes comparable weight analysis,
and an appraisal audit. Lending institutions have used these programs to identify
weaknesses in appraisal reconciliation, gaps between policy and practice, improvements in operational procedures,
and to provide portfolio valuation and retrospective value support. Lyman is experienced at coordinating
the integration of these programs within the lending institution's quality assurance platform.
